[FOR SALE] Another good condition flip

I’m really glad to see some nicer Broadmoors come on the market. There aren’t a lot mid-century modern homes priced under $400,000. Even tougher is finding ones in great neighborhoods. And that’s what I think makes the Broadmoor Exclusives worth a look by any Orange County mid-century modern buyer.

This is the second “flip” house that has come up in as many months. The last one sold for $376,000 to an all cash buyer a few weeks ago. There are some pros and cons to this house versus that one. I’m not sure it’s worth $25,000 more, or any more. But it does have some advantages. The lot is in a better location and the home next door was just purchased by a young couple who have great ideas for their home. Very rarely can you buy a home with some known, great neighbors. Additionally, the atrium is exposed. 

This home does have some downsides. The renovation work is not as good as on the other home. In particular the kitchen is a disappointment (they just slapped some new granite on the tired, old cabinets). Also, there is the abomination of the door casing (see the photos below). But the renovation isn’t all bad. One of the unique highlights is unique sliding door for the atrium that opens from the center and to both sides.

Overall, this home is one of my favorite types. It’s not completely redone to the point of paying top dollar for someone else’s style choices. But it’s in great condition and can be moved into immediately, then you can add your own personal touches.
