I have said it many times before and I will keep saying it until it’s no longer true: The Broadmoor Exclusives are the best value in Orange County mid-century modern real estate. For less than $350,000 this home has it all: Tustin Schools, nice neighborhood, decent size, an atrium, a double-sided fireplace, and other cool mid-century modern features. This is condo money, without the multi-hundred dollar a month HOA fees. Here the fee is only $55/mo and that includes a pool.

This house isn’t perfect (are they ever?) and it’s not for everybody. Broadmoor is a planned unit development…in this case that means smaller lots and you only have a side yard on one side. Fortunately, most people would prefer one usable side yard to two 5-foot useless corridors as you have in most neighborhoods. This house needs some work and it is not in move-in condition. But, the work needed appears cosmetic and here’s my list of what it would take to move-in: new carpet (existing is stained badly), new paint inside, and the ceilings needs to be sanded down (they have an awful knock-down texture). In the plus column, it has granite counters in the kitchen (they look presentable until you do something nicer) and the bathrooms are in decent shape.  

With that bit of unpleasant, but honest disclosure out of the way, I also think this property could be spectacular with just a little bit of love. And by spectacular, I mean it just might make a few Eichler owners jealous of what you were able to do with hundreds of thousands less. Specifically, I’d add some higher end flooring, redo the front landscaping and purchase some classic modern furniture. This is a GREAT property for those who love the Eichler homes but have a  smaller budget to work with.
